Getting found when buyers ask an AI instead of Google.

A growing share of people looking for a home, or for an agent, now ask an assistant rather than typing a search and scanning ten links. It is worth understanding what genuinely changes and what is being oversold, because a lot is being oversold.

01What is genuinely different

  • The answer replaces the list. A search engine hands you ten links and lets you choose. An assistant reads the sources and gives one answer. Being the source it read matters more than being tenth on a page.
  • Machines need the facts stated, not implied. A human sees "$549,900" beside three bedrooms and understands a listing. A machine needs the page to say, in a format built for the purpose, that this is a property, this is the price, this is where it is.
  • Being a recognisable entity matters. Systems try to work out that the Rachel McQueen on this website is the same person as that profile, that review page, that brokerage listing. The clearer that connection, the more confidently anything can talk about you.

None of this is a new discipline. It is the same structured-data work that has earned rich results in Google for years, now paying off twice.

02What structured data actually is

  • It is a block of machine-readable facts in the page — invisible to visitors, formatted the way search engines and AI tools expect. Nothing more mysterious than that.
  • On a listing page it states the price, the beds, the baths, the address and the status. On an agent page it states who you are, how to reach you and which brokerage you work for. On a question-and-answer page it marks each question and its answer.
  • It is not a ranking trick. It does not make a page better, and it will not rescue a page nobody wants. What it does is remove the guesswork, and a machine that does not have to guess is far more likely to use you.

03What a PropertyConnector site already emits

04What actually helps, beyond the markup

  • Be consistent about who you are. Same name, same brokerage, same phone number across your site, your review profiles and your listings. Inconsistency is what makes a machine hedge.
  • Keep your profiles current. Third-party platforms are frequently what an assistant reads first about an agent. A stale profile is a stale answer about you.
  • Collect reviews properly. They are read as evidence, and they are the part no markup can substitute for.

Notice that three of those four are things you do, not things a platform does. That is the honest shape of this.

05What is being oversold

  • Nobody can guarantee an AI mentions you. Anyone selling that is selling certainty they do not have.
  • There is no "AI optimisation" separate from doing the basics well. Clear pages, accurate markup, real answers, consistent identity. The label is new; the work is not.
  • Paying to be listed somewhere does not make you the answer. It may put you in a directory an assistant reads, which is worth something — but it is a distribution channel, not a shortcut.

If a pitch about AI search does not survive the question "what specifically will you change on my site?", it is a pitch rather than a plan.

Do I need to do anything differently?

Mostly no, and that is the honest answer. Clear pages, accurate structured data and real answers to real questions serve both a search engine and an assistant. Anyone describing it as a separate discipline is selling you something.

Does my site already have structured data?

Yes — listings, agents, offices, city pages and FAQ sections all carry it, and it stays current as listings sync. Nothing to switch on.

Will AI send me buyers?

Some, increasingly, and it is very hard to measure because assistants often do not pass a referrer. Treat it as a reason to keep your pages accurate rather than a channel you can report on.
